While I am working with customers I am always doing my best to keep ahead of the features being offered by builders in the area. There is a building boom going on from Lake Nona thru St. Cloud all along the Narcoossee corridor. The homes in the area are often very similar and it just comes down to floorpan, price, options at the design center and location which make for the final decision. Recently I spotted a builder with a model home with a 10 foot ceiling height. Are you looking for 10 foot ceilings give me a call ? 10 foot ceilings are pretty common in new construction condos and in custom homes where the buyer can decide on their ceiling heights but here in the Narcoosee corridor along Narcoosee Road on 50 foot wide homesites - not so much.
In open spaces increasing the height of the ceiling makes for a more impressive room. Of course the windows and doors should be matched to take advantage of the added height. My suggestion would be to upgrade to 8 foot interior and entrance doors. If you want even more height you can upgrade and add tray ceilings to make an even greater impression.
Peter Zalewski of CraneSpotters, a Miami-based condo-project tracker says “It flies in the face of typical economics,” . Usually the price per square foot drops as units get larger, but the opposite is true of some Miami projects, he says, “in part because these developers are thinking in cubic feet,” and ascribing value to more volume. Possibly this is what this home builder is thinking and for sure the added volume makes for a more attractive home.
As in every business when there is competition there is more choice and more options for the buyers. It is the little things that make the difference and if this is something as simple as adding a block to the exterior walls and increasing the height of the rooms overall this is something I want my buyers to see!
